What makes the difference in El Puerto
Summer changeovers
In July and August changeovers pile up. Having our own cleaning team means we keep to schedule even on the busiest Saturdays.
Thinking of families
Cots, high chairs, beach towels, a parking space: small details that show in the reviews of family flats.
The quieter months
Outside summer, adjusting prices and minimum stays day by day helps attract weekend breaks.
Sand and heavy use
Beach flats work hard. We check linen and equipment often and show you in photos.
The market in El Puerto de Santa María
El Puerto has the highest average nightly rate in the bay in our data, but also the lowest occupancy: it is a summer destination. July and August bring in almost a third of the year’s income, and June and September decide whether the year is good or just fine.
Out of season, demand comes from weekend breaks, seafood and the bodegas in the centre. A flat in Valdelagrana lives mostly from summer; one in the historic centre can stretch the year further. That is why we do not set one price per season: we review it every day.

Rules in El Puerto de Santa María
El Puerto de Santa María is, with Cádiz, one of the towns around the bay that have frozen new holiday-rental licences in certain areas. Before buying or renovating a flat to rent to tourists, ask the town hall whether your area accepts new registrations.
In beach developments such as Valdelagrana or Vistahermosa, the owners’ association carries a lot of weight: since April 2025 it can limit new holiday rentals with three fifths of the votes, and it often has its own rules on the pool, shared areas and quiet hours. We include them in the house rules every guest receives.
We only manage licensed homes: registered in the Andalusian Tourism Register, with the number in every listing.
