The steps, in order

The first two steps are the owner’s. If you don’t have a licence yet, we can guide you through the steps, but we cannot promise it will be granted and we only start managing once everything is in order.

  1. 1

Check your property can be used as a holiday rental: the bylaws and resolutions of your owners’ association and the rules of your town hall.

  2. 2

Register it as a holiday rental (vivienda con fines turísticos) in the Andalusian Tourism Register (RTA).

  3. 3

Show the registration number in every listing, on Airbnb, Booking or any other channel.

  4. 4

Report every guest’s details to the Spanish Ministry of the Interior (SES.HOSPEDAJES).

What the rules require and who handles it

RTA — Andalusian Tourism Register
Your property must be registered as a holiday rental (vivienda con fines turísticos) in the RTA, and its registration number must appear in every listing. Registration is the owner’s responsibility; we check it is in order and display it correctly.
Guest registration
Guests' details must be reported to the Spanish Ministry of the Interior (SES.HOSPEDAJES platform). With Orilla Completa we collect the details at every arrival and register every guest for you.
Owners’ association
Since April 2025, the owners’ association can limit or set conditions on new holiday rentals in the building by a three-fifths majority. We look after good relations: we verify guests, explain the house rules and deal with any complaint from the neighbours.
Town hall rules
Each town hall can add its own rules. Some, such as Cádiz and El Puerto de Santa María, have frozen new licences in certain areas. We check your flat’s situation in the free assessment.
Tourist tax
If your town applies a tourist tax, we handle it with each booking.
Property requirements
Andalusian rules require holiday rentals to provide certain equipment and guest information, including official complaint forms. We check your flat meets them before we start.
Taxes
Rental income must be declared in your taxes (IRPF if you are resident in Spain; IRNR if not). We are not tax advisers, but we give your accountant all the information, neatly organised.

General information, not legal advice. Rules change: we check your property’s situation in the free assessment.

Frequently asked questions

Do you manage flats without a licence?

No. We only manage properties registered in the Andalusian Tourism Register (RTA). If yours is not yet, we can guide you through the steps, but we cannot promise you a licence.

Can my owners’ association stop holiday rentals?

Since April 2025, the owners’ association can limit or set conditions on new holiday rentals by a three-fifths majority. That is why it is worth checking the building’s bylaws and resolutions before you start, and looking after good relations with the neighbours.

Who reports guests to the guest register?

With Orilla Completa we do: we collect the details at every arrival and file the report on SES.HOSPEDAJES for you.

Do you help with taxes?

We are not tax advisers, but every month you get a report with bookings, income and costs, so your accountant has all the information neatly organised.
