How we calculate it
Data updated in September 2026. We review it every three months.

We start from the yearly booking income of an average holiday flat in each town, from AirDNA (12 months to September 2026), checked against Airbtics and BnbCalc.

We adjust for size: a studio earns around 75% of a two-bedroom flat, and one with four or more bedrooms around 150%.

We add or take away for what your flat has: sea views +10%, terrace +5%, pool +10%, parking +5% and, without air conditioning, −10%. In total, at most 30% more.

We give you a range, not a single figure: from 15% below to 25% above, because two flats that look the same on paper don’t earn the same.

We spread the year according to each area’s season: the beach towns earn more of their year in summer; Cádiz city and Jerez spread their income more evenly.

What you keep with Orilla Completa takes off our fee, 18% plus VAT (21%) on booking income. It does not take off cleaning, platform commissions or the flat’s running costs.

How reliable is this estimate?
It is a guide based on public market data, not a guarantee of income. What a flat earns depends on its condition, exact location, photos, daily prices and management. In the free assessment we look at your flat specifically.
Why a range and not an exact figure?
Because two flats with the same bedrooms in the same town can earn very differently depending on the street, the light, the renovation or guest reviews. The range reflects that honestly.
Does what I keep include cleaning and Airbnb or Booking commissions?
No. The calculator only takes off our Orilla Completa fee (18% + VAT on booking income). Cleaning and each platform’s commission depend on your flat and where guests book; we detail them in the free assessment and they appear in the monthly report.
Does my flat need a licence for you to manage it?
Yes. We only manage holiday flats registered with the Andalusian Tourism Register (RTA). If you don’t have it yet or aren’t sure, we explain your case in the free assessment.
