Holiday property management in Rota

Rota means beaches, a whitewashed old town and the easy pace of a seaside town. Summer brings most of the demand, so every week in July and August counts and every changeover has to be perfect.

What makes the difference in Rota

A short, intense season

With demand concentrated in summer, a bad review in July weighs heavily. Our cleans, with a photo report every time, are built not to fail.

The shoulder months

June and September can make a real difference to the year's result. We adjust prices day by day to make the most of them.

Guests from abroad

Rota welcomes international visitors. We look after guests in Spanish and English.

Beach-house upkeep

Sun, sand and salt take their toll. We send you photos before a small detail becomes a problem.

The market in Rota

Rota is the clearest example of a beach destination: in our data, July and August account for around 30% of the year’s income, and from November to February demand is low. Its average nightly rate sits in the middle of the bay, and occupancy at just over half the year.

So in Rota the year is won on two fronts: a flawless summer, without a single slip in any changeover, and May, June, September and October bringing in as much as possible with well-judged prices and flexible minimum stays.

Rules in Rota

Rota follows the rules that apply across Andalusia: RTA registration, the number shown in every listing and every guest registered on SES.HOSPEDAJES. The town hall can also set its own conditions through its planning rules, so before buying or renovating it is wise to ask the town hall about your area.

Many flats in Rota are in buildings and developments where most neighbours live all year round. In summer, with more comings and goings, that shows. Since April 2025 the owners’ association can limit new holiday rentals with three fifths of the votes: looking after the neighbours is the best way to keep your flat running smoothly.

We only manage licensed homes: registered in the Andalusian Tourism Register, with the number in every listing.
