Holiday flat owners in Jerez and Cádiz: how we work
If you own a holiday rental around here, you are probably asking three things: will it be looked after, how much will you really earn, and will you have problems with the law or the neighbours. This is how we answer them.

- We tell you the truth in the free assessment, even if it is that your flat will not pay off.
- No lock-in.
- You can block dates for your family.
- We manage few flats, on purpose: you have one direct contact person.
- You see every euro in the monthly report.

Legal peace of mind
We only manage licensed holiday rentals. This is what the rules in Andalusia require today and how we help.
Guide to the tourist licence in Andalusia- RTA — Andalusian Tourism Register
- Your property must be registered as a holiday rental (vivienda con fines turísticos) in the RTA, and its registration number must appear in every listing. Registration is the owner’s responsibility; we check it is in order and display it correctly.
- Guest registration
- Guests' details must be reported to the Spanish Ministry of the Interior (SES.HOSPEDAJES platform). With Orilla Completa we collect the details at every arrival and register every guest for you.
- Owners’ association
- Since April 2025, the owners’ association can limit or set conditions on new holiday rentals in the building by a three-fifths majority. We look after good relations: we verify guests, explain the house rules and deal with any complaint from the neighbours.
- Town hall rules
- Each town hall can add its own rules. Some, such as Cádiz and El Puerto de Santa María, have frozen new licences in certain areas. We check your flat’s situation in the free assessment.
- Tourist tax
- If your town applies a tourist tax, we handle it with each booking.
- Property requirements
- Andalusian rules require holiday rentals to provide certain equipment and guest information, including official complaint forms. We check your flat meets them before we start.
- Taxes
- Rental income must be declared in your taxes (IRPF if you are resident in Spain; IRNR if not). We are not tax advisers, but we give your accountant all the information, neatly organised.
General information, not legal advice. Rules change: we check your property’s situation in the free assessment.

Frequently asked questions
Can I block dates for myself?
Yes. Block any dates you like and we plan the calendar around them.
Who pays for repairs?
The owner, at cost and with no hidden mark-ups. Above an amount we agree with you, we ask for your approval before spending anything.
What if a guest causes damage?
We document it with photos and handle the claim with the platform or the guest as appropriate, keeping you informed throughout.
What if my flat will not pay off?
We tell you in the free assessment. We would rather lose a client than promise you numbers your flat will not deliver.
Can I stop the service?
Yes, with 30 days' notice. We hand back keys, information and history in good order.
