Holiday rental management in Cádiz
Cádiz is a city you explore on foot, between the sea and the narrow streets of the old town. Managing a holiday flat here is all about the details: arrivals without a car, historic buildings and guests who come to enjoy the city all year round.

What makes the difference in Cádiz
Arriving on foot
Many old-town streets are narrow or pedestrian. We send clear directions and coordinate every arrival so no one gets lost with their suitcases.
Buildings with history
Stairs, courtyards and old buildings. We describe the flat honestly (including when there is no lift) so reviews reflect what guests expected.
Sea air
Salt and humidity affect textiles, locks and appliances. The photos from every clean help us spot maintenance needs early.
Good neighbours
In old buildings, getting along is everything. Clear house rules and guests who are informed before they arrive.
The market in Cádiz
Cádiz has the highest occupancy in the bay in our data, and it is where an average flat earns the most in a year. The reason is simple: the city has demand all year round. Summer is still the strongest season, but February, with Carnival, and the spring fill the old town with city breaks.
That changes how a flat is managed: more changeovers spread across the year, short weekend stays and prices that follow the city’s calendar, not just the beach. A flat in the old town or near La Caleta competes on location; one in Extramuros, on space and comfort.

Rules in Cádiz
Cádiz is one of the towns that have frozen new holiday-rental licences in certain areas, to protect residential life in the old town. If you are thinking of buying a flat to rent to tourists, first ask the town hall whether that area accepts new registrations: do not assume it does.
If your flat is already registered in the RTA, what matters is keeping everything in order: the number shown in every listing, guest registration up to date and good relations with the owners’ association, which since April 2025 can limit new holiday rentals with three fifths of the votes. In old buildings with few neighbours, getting along matters even more.
We only manage licensed homes: registered in the Andalusian Tourism Register, with the number in every listing.

Do you manage old-town flats without a lift?
Yes. The key is to say so clearly in the listing and help guests on arrival. A charming flat without a lift can do very well when nobody is surprised.
How does Carnival affect my flat?
It is one of the busiest times in Cádiz. We adjust prices and minimum stays for those days and step up communication with guests and neighbours.
Can I open a new holiday flat in Cádiz today?
It depends on the current local rules: in Andalusia, town councils can limit new holiday rentals. Check with the council or an adviser before buying or renovating. We only manage flats that are already licensed.
