Updated:
If you own a flat in El Puerto de Santa María and wonder how much it could earn rented to tourists, the short answer is: it depends on the numbers of your flat, not on the average. Here are the public market figures, how to get from income to profit, and what the town hall indicates about new licences. No promises, and with the sources in plain view.
General information based on official sources, checked on 3 November 2026. It is not legal or tax advice. This article refers to flats that already have a tourist licence.
How much does an average holiday flat earn in El Puerto de Santa María?
According to AirDNA, as of 3 November 2026 an average holiday flat in El Puerto de Santa María earns about $24,300 a year (about €21,700), at an average rate of $189 (about €169) a night and 46 % occupancy. These are gross figures, before costs, not a guarantee.
AirDNA counts 609 active listings in El Puerto. How to read these figures:
- They are gross. They include cleaning and the fees the guest pays, and they are before costs: commissions, management and utilities.
- They are in dollars. We converted them to euros at the ECB reference rate of $1.1216 per euro, dated 2 November 2026 (the latest published when we checked; AirDNA’s source is dated 3 November). At another rate, the euro figures change.
- They change. AirDNA updates its data, and the figures move between updates.
- They are not a census of homes. AirDNA’s 609 listings and the INE’s 1,013 dwellings (below) use different methods and are not comparable.
These are figures for an average flat; our calculator takes the September 2026 data (about €22,000 on average) as the reference for two bedrooms. In our income calculator we do not give a single figure but a range: we apply between 85 % and 125 % of the average, and for a two-bedroom flat in El Puerto that gives between €18,700 and €27,500 a year. Two flats that look the same on paper do not earn the same: the street, the light, the renovation, the air conditioning or the guests’ reviews make the difference.
How many holiday flats are there in El Puerto?
According to the INE’s experimental statistics, in May 2026 there were 1,013 tourist dwellings in El Puerto de Santa María, with 5,577 places, 2.06 % of all censused dwellings. In November 2025 there were 982 dwellings and 5,454 places. It is an experimental statistic that measures supply, not income.
These figures are from the INE: dwellings and places and share of all dwellings, in Spanish. They are not comparable with AirDNA’s 609 active listings or with other counts from the Junta’s register or the town hall: each source uses its own method.
How does El Puerto compare with the rest of the Bay of Cádiz?
El Puerto has the highest average rate of the five towns (€170 a night) and the lowest occupancy (46 %). Its average income, €22,000, is second, behind Cádiz (€25,100) and above Jerez and Rota (€18,800): a high rate and a strong summer, with less occupancy the rest of the year.
To compare the five towns on the same basis we use our calculator’s data (AirDNA, 12 months to September 2026, in euros). For El Puerto it differs slightly from the updated figure above because of the update date and the exchange rate:
| Town | Average nightly rate | Average occupancy | Average yearly income |
|---|---|---|---|
| Jerez de la Frontera | €117 | 49 % | €18,800 |
| El Puerto de Santa María | €170 | 46 % | €22,000 |
| Rota | €128 | 51 % | €18,800 |
| Puerto Real | €110 | 58 % | €17,500 |
| Cádiz | €126 | 61 % | €25,100 |
To compare with the neighbouring city, the detailed figures are in how much a holiday flat earns in Jerez. Our service in the town is on holiday rental management in El Puerto.
In which part of the year do you earn most in El Puerto?
In summer. In our estimate, which the calculator uses for beach towns, July and August concentrate about 30 % of the yearly income and June and September another 21 %, while January is close to 3.5 %. It is a split we estimated, not a figure published by AirDNA.
Applied to a €21,700 year, that split gives roughly €3,500 in August, €3,000 in July, €2,400 in September, €2,200 in June and about €800 in January. It is an illustrative calculation (€21,700 × each month’s percentage), not a forecast for your flat.
The practical consequence is that the price cannot be the same all year, and a single bad month in summer weighs heavily on the yearly result.
How do you work out the net profit of a holiday flat?
Before taxes, net profit is booking income minus the platform’s commission, management (if delegated), cleaning, utilities and the flat’s fixed costs. The calculation starts from a prudent estimate of income and subtracts each item with the real figure for each flat, not with averages.
1. Booking income
Start from a prudent estimate for your flat, not from the average. Use the calculator to get a range and stay with the lower end if it is your first year.
2. Holiday rental costs
These are the costs to subtract. Write your real figure next to each:
| Cost | How it is worked out | Your figure |
|---|---|---|
| Platform commissions | A percentage of each booking. Airbnb charges most hosts a single 15.5 % fee; Booking applies the commission set in your contract | |
| Management (if you delegate it) | A percentage of booking income, plus VAT | |
| Cleaning and laundry | For each change of guest | |
| Utilities | Electricity, water, gas, internet: you pay them all year | |
| Fixed costs of the flat | Community fees, property tax, insurance, refuse charge | |
| Maintenance and replacements | Kitchenware, bed linen, small repairs |
What a manager charges, and what to ask for in writing, is in how much a holiday rental management company charges.
How much do I keep with Orilla Host’s management?
It depends on the plan: 15 %, 20 % or 25 % + VAT of what you receive for the nights, after the platform’s commission and without the cleaning fee. In a simplified example with El Puerto’s average income, management costs between about €3,300 and €5,500 a year, before costs and taxes.
The example treats the €21,700 as income from the nights and assumes everything comes through Airbnb (15.5 % commission). It is a simplification: since AirDNA’s figure includes cleaning and the guest’s fees, the real base for our commission (what you receive for the nights, without cleaning) would be lower, and so would the commission:
| Item | Esencial (15 %) | Completo (20 %) | Premium (25 %) |
|---|---|---|---|
| Income (El Puerto average, in euros) | €21,700.00 | €21,700.00 | €21,700.00 |
| Airbnb commission (15.5 %) | −€3,363.50 | −€3,363.50 | −€3,363.50 |
| Base: what you receive for the nights | €18,336.50 | €18,336.50 | €18,336.50 |
| Orilla Host commission + VAT (% of the base) | −€3,328.08 | −€4,437.43 | −€5,546.80 |
| Left before costs and taxes | €15,008.42 | €13,899.07 | €12,789.70 |
How it is worked out: the base is the income × (1 − 0.155); the commission plus VAT is the base × the plan’s percentage, with the VAT stated on our pricing page; and what is left is the base − commission with VAT. It is the same formula as the example on that page (€400 of nights leave €256.20 on the Completo plan).
Our calculator uses the same Completo plan (20 % + VAT), but applies it to the gross income and does not take off the platform’s commission, as it states in its FAQ; that is why its “what you keep” figure is higher. Applied to the same base of €18,336.50, it gives the same result as the table: €13,899.07.
Utilities, the flat’s fixed costs and maintenance still have to be subtracted, and they depend on each flat. Cleaning between guests is covered by the cleaning fee the guest pays, on the Completo and Premium plans; with Esencial, you do the cleaning. You can see how each percentage applies on our pricing page.
Can I set up a new holiday flat in El Puerto de Santa María?
The town hall states that on 7 March 2025 the council approved suspending new authorisations for tourist-use dwellings, for three years at most and under Decree-Law 1/2025, and that in March 2026 it remains in place. This article only refers to flats that already have a licence; for the current situation, ask your town hall.
That is what the El Puerto de Santa María town hall note says (March 2026, in Spanish, checked on 3 November 2026): the suspension stays while the new General Plan is drafted.
The process and how to check a registration are in our guide to the holiday rental licence in Andalusia.
Is a holiday flat in El Puerto profitable?
It can be, but not always. It is profitable when what is left after all costs beats other options, such as a long-term let, with a risk and a time commitment that suit you. In El Puerto, the dependence on summer makes the average misleading: a specific flat can fall well below or rise well above it.
Some flats do not pay off: those on streets with no tourist demand, those needing a major renovation, those in buildings where the association does not allow it, or those with very high fixed costs. Before deciding, check three things no table tells you:
- The licence. According to Decree 28/2016 (article 11), having started the activity without filing the declaración responsable is treated as clandestine activity, and the town hall states that new authorisations are suspended.
- Your owners’ association. According to the BOE, since April 2025 an agreement to approve, limit, set conditions on or ban the activity requires three fifths of the owners and of the shares (article 17.12 of the Horizontal Property Act). We explain it in can the owners’ association ban a holiday flat?.
- Your time. A well-run holiday flat needs cleaning, messages, pricing and paperwork every week. If you cannot give it that, the cost of management should go into your numbers from the start.
